A short primer on reading residential township master plans — road hierarchy, zones, open space ratios and future reserves.
Road hierarchy
A well-planned township uses a hierarchy of arterial, collector and internal roads. Elixir Prana's 150 ft main front road, 80 ft entrance road and 40 ft internal roads are examples of this hierarchy.
Zoning and open space
Look for the ratio of built-up plots to landscaped open space. Higher ratios of open space typically age much better than dense layouts.
