What 'premium' means here, concretely
Premium is the most abused word in plotted development, so it is worth reducing it to measurable things. At Elixir Prana it means road widths that are fixed in the layout rather than left to negotiation, services that run underground rather than overhead, open space that is designated in the master plan rather than promised verbally, and a security perimeter that exists from day one rather than after the last plot is sold.
It also means the ratio of saleable land to common land is deliberately lower than in a maximised layout. Every metre of 80 ft entrance road and every square yard of the Oxygen Park is land that could have been sold. That reduction in yield is precisely what protects the character of the township over a twenty-year horizon.
